Beinn Bhracaigh – Terms & Conditions of Booking (Direct & Online Travel Agents)

We’re delighted you’ve chosen to stay with us. These Terms & Conditions are to ensure that both you as our guest, and other guests within the property are protected and able to relax and enjoy the stay, as well as protecting us as a small, family-run business. If you booked through an agent, please refer to their Terms & Conditions for payments and cancellations, but the following house policies apply to all guests.


Bookings & Payments

·A 30% deposit is taken at the time of booking. The balance will be collected automatically 7 days before arrival.

·If we cannot collect the balance, and we’re unable to reach you, the booking may unfortunately be cancelled without refund of the deposit.

·We strongly recommend travel insurance to cover unexpected changes or cancellations.

Cancellations

·31+ days before arrival – Full refund of your deposit.

·30 to 15 days before arrival – If we can resell the room, your deposit (less £50 admin fee) will be refunded; if not, it will be retained.

·14 to 8 days before arrival – Deposit is non-refundable.

·7 days or less before arrival – The full cost of the booking is chargeable and no refund will be made.

·A reduction of the length of a booked stay will be treated as cancellation of the requested nights, with the above process applied.


Arrival & Departure

·Check-in is between 3pm and 6pm. Please contact us if you’d like to arrive earlier – this is sometimes possible for a small fee with a minimum 48 hours’ notice.

·Late arrivals: If we haven’t heard from you by 6pm and cannot get in touch, we may not be able to admit you until 3pm the following day, and no refund will be given for the missed night.

·Check-out is by 10:30am. If you’d like to linger a little longer, we can usually offer a late check-out to 12 noon (charge applies), but this must be booked in advance. Please note, if you leave later than agreed, we may need to charge £25 per part 15 minutes.


Children & Guests

·We welcome guests aged 8 years and older. All rooms are for a maximum of two people, and we don’t have family or interconnecting rooms.

·Visitors are welcome in shared areas such as the lounge, bar, or garden — but only with prior agreement and until 9pm.

·For everyone’s comfort, non-registered guests are not permitted in bedrooms.


Pets & Assistance Dogs

·We’re unable to accommodate pets, but registered assistance dogs are warmly welcomed in designated areas — please let us know at least 48 hours in advance if you can.


Smoking, Vaping & Substances

·The whole house is smoke- and vape-free. If smoking or vaping occurs indoors, a deep cleaning charge of £200 per incident will apply.

·Please use the smoking area in the garden, away from the building. Smoking outside the front entrance is not permitted.

·Illegal substances are strictly prohibited and may lead to your booking being ended immediately, with no refund and the police being notified.


Respect & Behaviour

·Beinn Bhracaigh is both our home and our business. We ask all guests to treat the property, our team, and fellow guests with courtesy and respect.

·Aggressive, discriminatory, or inappropriate behaviour will not be tolerated and may result in your stay being ended immediately and without refund.


Rooms & Facilities

·We always do our best to honour room requests but occasionally may need to move bookings for operational reasons. If that happens, we’ll offer a room of the same standard or an upgrade if available.

·Please let us know straight away if there’s any accidental damage — we can often sort things quickly if we know about them. Costs may be charged for repairs, replacements, extra cleaning or lost revenue if the room cannot be re-let in time for the next booking.

·Hot takeaway food (like curries or pizzas) should not be eaten in bedrooms. If you’d like to bring food in, we can arrange a table in the dining room with advance notice.

·Exclusive-use bookings may require a damage/housekeeping deposit (returned after departure if no issues are identified).

·Bicycle storage: Guests are welcome to use our locked garage for bicycle storage. While this facility is provided free of charge, we do not accept responsibility for loss or damage.

·Parking: Each room has one parking space in our private car park. Again, while we do our best to keep the area secure, we do not accept liability for theft or damage to vehicles or belongings left inside them.


Honesty Bar

·We’ll explain how the Honesty Bar works when you arrive — it’s there for you to enjoy at your leisure.

·Children under 18 must be supervised at all times and are not permitted to access alcohol or go behind the bar.
